VHDA Offers Asset Management Training Courses to Business Partners

VHDA invites you to attend any of our upcoming Low-Income Housing Tax Credit Compliance training sessions. These courses are designed to help our business partners better understand the income and occupancy compliance guidelines for LIHTC communities.

The property management classes build a foundation for success in managing multifamily investment properties. VHDA offers basic, intermediate and advanced tax credit training classes useful for site managers of all experience levels, as well as other management staff, developers and corporate finance officers.

The basic tax credit course covers all aspects of tax credits relating to onsite management. This includes the application process, rental calculation, income and eligibility verification requirements, requirements relating to tenant assets, and a full discussion of student issues.

The intermediate course provides a more in-depth discussion of income verification issues as well as a discussion of minimum set-aside issues, optional fees and use of common areas. The Available Unit Rule is covered in great detail, as are the requirements for units occupied by students.

Finally, the advanced course explains complex issues such as eligible and qualified basis, applicable fraction, credit calculation, placed-in-service issues, rehab projects, tax-exempt bonds, projects with HOME funds, Next Available Unit Rule, employee units, mixed-income properties, vacant unit rule, and dealing effectively with state agencies.

Supplemental courses such as Fair Housing, Income Verification, Calculation & Assets and Interviewing Skills build upon the foundation of the tax credit courses to offer methodology and discussions focused on qualifying tenants for tax credit communities. These courses provide residential site managers with useful techniques to help them manage efficient, quality housing communities.
